As of this morning, there are 381 single family residences listed for sale in Bellevue.  They range in price from $184,900 to $7.9 million.

The average asking price is a whopping  $973,826 and the average time on market is 95 days.

28 Homes Sold in Sammamish in last 30 Days

According to data from the NWMLS, there have been 28 single family homes sold in Sammamish in the past 30 days.

The sales prices ranged from $275,000 for a 2,160 sq ft lender owned 3 bedroom/3 bath to $1,050,000 paid for a 5,180 sq foot, 5 bedroom, 5 bath golf course short sale that was originally listed at $1,400,000.

The average price of the homes sold in Sammamish during the past 30 days was $627,230 with a median sales price of $634,475.  The average number of days on market for these homes was 79 DOM, which is up from 65 back in late September.

The good news is that there were some sales and there is some movement in the market.   Most of the homes sold during this period were larger homes (as per the norm), but if you are looking for a smaller home you will want to check out my listing right next to Pine Lake Park at: 22727 SE 23rd Place, Sammamish, 98075

436 Houses Listed for Sale in Kirkland Washington

According to the NWMLS, there are currently 436 single family homes listed for sale in the City of Kirkland.

They range in asking price of $189,981 (which is the only home priced less than $200k) to $6.8 mil, with an average of $800,517 and median asking price of $559,000.  These homes have been on the market for an average of 106 days – which is just about 6 days than the average DOM back on October 1st. This is NOT good news – especially for sellers trying to get out of a bad situation.

The good news is that the 41 Kirkland homes that did sell in the past 30 days were only on the market for an average of 60 days each.  This seems to indicate that if your home is priced right that it should sell in a timely fashion.  If not, you should be prepared to wait – which isn’t the end of the world, depending on your personal situation.

Bellevue Homes and Condos Sold in the Last 30 Days

According to data from the NWMLS, there have been 63 single family residences sold in Bellevue during the past 30 days.  The sales prices ranged from a short sale in Eastgate for $296,068 to a home on Cascade Key in Newport Shores that was on the market for 326 days and sold for $4,099,000.

The average sales price for these homes was $768,774 and the average time on market was 88 days.Continue Reading

Public Open House in Kirkland Highlands Saturday 1-4pm

As of Sunday September 5, 2010 there are 334 single family residences listed for sale in Sammamish.

The prices range from $130,000 to $3,499,950, with an average asking price of $748,667 and a median asking price of $630,000.  The average listing for houses in Sammamish has been on the market for 96 days.

These are brief statistics for the City of Kirkland taken from the Northwest Multiple Listing Service on Friday September 3, 2010:

There are currently 480 Kirkland single family residences listed for sale on the NWMLS.  They range in price from $169,000 to $6,800,000, with an average asking price of $853,013 and a median of $579,995.  The average property on this list has been on the market for 95 days.
