Buyers Looking for Updated Home in Redmond’s Sheffield Green I, II or III

Yesterday I spent a good portion of the day showing homes (houses and condos) to some really nice out of town buyers.  They had never spent any time in the Puget Sound area and had thought they wanted to live in Seattle.  Then they visited and discovered the Eastside of Lake Washington – we are now looking for a home for them in Bellevue or Redmond.

These clients particularly liked the homes in the Sheffield Green subdivisions and are looking for a house that has been nicely updated.  The ideal house for these clients is 4-5 bedroom, 3-4 baths, 3500-4000 square feet, with lots of light and windows and a three car garage is preferred.  As long as a house has current updates in kitchen and bathrooms, there is potential for flexibility on the other specifications.

2 Bedroom Condo Close to Downtown Bellevue $268,000

As part of my ongoing re-commitment to local real estate, I plan to be writing about many more properties – especially horse properties and those in my neighborhood.

This condo is just down the street in the Colonial Lane complex at 1420 Bellevue Way SE #3 and listed for $268,000.  I haven’t been able to see it yet, but judging from the pictures and description, it could use some upgrading.  BUT …. the location cannot be beat – right on bus line and so close to Chace’s Pancake Corral.

The unit is a two bedroom, one and a half bath and approximately $1,140 square feet.  Asking price works out to be about $235 per square foot.  It comes with one covered parking spot and has a private patio.

The complex appears to be in great condition, with new paint and siding and new landscaping since November 2010.  The current HOA fees are $265 a month and include earthquake insurance, garbage, water & sewer.

Bellevue Towers Finally Turns Project Over to Lenders

After a couple of years of trying to sell their condos at higher than market prices, the developers of Bellevue Towers have finally turned the project over to the project’s lenders.

There is no doubt that Bellevue Towers is a beautiful property – perhaps the most desirable property on the entire Eastside.  Still the same, their units proved difficult to sell as the developer refused to consider creative marketing, and stuck to prices that were based on the project proforma – not at all on the current market.

Bellevue Towers has been the twin ghost towers for too long!  I’m hoping that the new owners will be more receptive to creative marketing ideas, and will make sure that their prices are in tune with the CURRENT market.

24 Condos Sold in Bellevue During Past 30 Days

Statistics from the Northwest Multiple Listing Service, which is owned by us member-brokers, show that there have been 24 condominiums sold in Bellevue, Washington over the past 30 days.

These 24 condos ranged in sales price from $129k for an 803 square foot, 1 bedroom, 1 bath unit at the Racquet Club Estates, to $1,605,000 paid for a 3 bedroom, 2.5 bath, 1,833 square foot unit at One Main Place in downtown Bellevue.Continue Reading

27 Condos Sold in Bellevue During Last 30 Days

According to data from the NWMLS, there have been 27 condos sold in Bellevue during the past 30 days.

These condos ranged in price from $125k for a 744 square foot 1 bedroom 1 bath in the Factoria area to $799,900 paid for a beautiful 1,393 square foot 2 bedroom 2.25 bath unit at One Main on Main Street in downtown Bellevue.  (Please let me know if you are looking for a downtown Bellevue condo and would like to check out units at One Main).

The average sales price of these 27 units was $273,134 with a media price of $211k.  The average time on market for these condos was 84 days.

Houses and Condos Sold in Kirkland in the Past 30 Days

According to data from NWMLS, in the past 30 days there have been 43 single family residences sold in Kirkland during the past 30 days.  These homes ranged in price from $230,000 for a 4 bedroom, 1.5 bath that was on the market for 121 days to $2,825,000 paid for a newly built 7,680 square foot mansion, with an average sales price of $577,523.

There are currently 468 single family homes listed for sale on the NWMLS.  Asking prices range from $215,000 for a short sale that has been on the market for 213 days to $6,800,000 for a mixed use building on Market Street.  The average current asking price in Kirkland is $840,037 and the average days on market is currently at an even 100.Continue Reading
